WHY DUBAI TARGETS GREEN BUILDINGS WITH AL SAFAT CERTIFICATION
The Building construction wave in Dubai, UAE will no-more be aimed on breaking records only, as a new building ranking system will encourage builders to implement more & more ‘green building’ solutions for ranking higher with “Al Safat Certification system”.
Dubai Municipality corporation Director General Mr. Hussain Nasser Lootah launched the new Building system , introducing that new buildings that do not meet the minimum ‘green’ criteria will not be cleared for usage.
In Arabaic language, Safat stands for date palm-fronds and is a reminder of the traditional usage of palm-fronds as roofing that support building interiors stay cool in the desert-heat. Taking a cue from the past, authorities are encouraging, & now binding, builders (Contractor) to include sustainable-solutions in building-construction that support save invaluable-resources like water & harnessing the abundant potential of solar-energy.
Al Safat’s target in the next 5 years include a 18-22% reduction in electricity
power consumption, 15% lower in water consumption, 18%lower carbon-dioxide (CO2)
emissions and 50% lesser-waste.
At the launch press-conference, Lootah said the initiative was focused at
promoting human and environmental health by “strengthening the planning, implementation,
design & operation phases of buildings”.
The New Green Building Rating System will have 4-Classifications:
1. PLATINUM,
2. GOLD
3. SILVER
4. BRONZE
With platinum being the highest & bronze being the lowest. The building rating will be suitable to all buildings built since the compulsory implementation of green building code in Dubai UAE in 2014. The Building rating system will apply to all kind of buildings — residential, industrial, Villas , commercial & other facilities.
The Building rating would be depended on building’s efficiency, minimize energy and water-consumption, use of nature friendly materials, renewable-energy-characteristics, alternative energy-sources and construction-design.
The Dubai Municipality corporation chairman said meeting need for bronze certification would be compulsory for all type building owners, developers & investors . “However, all parties are encouraged to apply additional-qualifying elements to increased their rating and advantage to the occupants and environment,”Mr. Lootah said.
The municipality plans to updated older buildings by retro fitting them with nature friendly and sustainable-materials and equipment for lighting, air conditioning and other.
Buildings Department Director Mr. Khalid Mohammad Saleh Al Mullah said Al Safat Certification was expected to minimize carbon dioxide emissions by 7.4 million tonnes in the next 5-years, an impacted of the same magnitude as planting 40 million trees.
Mr. Al Mullah said more than 90 % of buildings in Dubai constructed after year 2001 already met the mandatory criteria to qualify for Al Safat bronze certification.
