The Pearl Rating system (PRS) acknowledges that with every stage of the project of the project design-construction and finally facilities - there are different responsibilities-associated with it and hence have to be rated accordingly. Keeping this reality in check, 3-rating stages have been put in place -

1.     Design

2.     Construction

3.     Operational.

A key point to be noted here is that Estidama Certification assure that the performance of a building or facility, post completion & handover, is behaving as it was designed to. LEED, on the other-hand, does not account for this.

Think of it like a student learning for an exam, only for a passing marks. AKA mugging up facts. There’s no real cost(Value) in the grade besides a piece of paper /document that confirms you have passed in Exam. With the Estidama certification, organization cannot get away with it on the sly. Simply having products/item specified and used on Day-1 to score an Estidama Certification Pearl Rating will not get any points. Pearl Rated projects (PRC) are only those that put sustainable strategies and practice into use over the time, so there’s actual value (Cost) delivered to the environment.

There is a best chance of scoring a high pearl rating system (System) in Design and low in Operational if equipment & strategies put in place are not implemented. Considering the Operational rating can only be get at a minimum of 24 Months after completion and 80% of the building/project is occupied.

This is very important that a Pearl Rating system (PRC) is only valid for 60 Months, compared to a LEED Certification is valid for 180 months ( 15 years). Which may make the investment in-to LEED Certification more worth the time & effort. Obviously, local government entities advocate strongly and have opted for the Estidama Certificatin Pearl Rating. In contrast, MNC’s prefer LEED Certification due to its worlwide recognized but do not discount the Estidama as a workaround when LEED proves irrelevant.
